MC&M Ltd., Management Concepts & Motivations, Ltd., specializes in providing consulting services for shopping centers and the real estate industry. Services include: interim and on-going management and marketing services, municipality liaison, administration of operations, tenant coordination, lease administration as well as budget preparation and analysis. By working in conjunction with a network of co-consultants, MC&M can provide a broad spectrum of services to clients in the shopping center industry. The most recent assignment included interim management services through Development Management Associates for The Roosevelt Collection, a unique 1.3 million square foot mixed-use project developed by Centrum Properties with 342 premium residential units and almost 400,000 square feet of lifestyle retail in Chicago’s South Loop District.
Elizabeth A. Napoli, SCSM, SCMD
Elizabeth Napoli has over 35 years of experience in the shopping center industry including management, marketing, administration of operations, tenant coordination, lease administration and accounting. Her expertise also includes acting as liaison with the leasing, marketing and development departments, ownership representatives and government officials. She traveled throughout the United States as a member of Grand Opening Teams to assist with the opening of various shopping centers and to supervise their initial marketing efforts.
Ms. Napoli was the General Manager of The Shops at Riverside (formerly Riverside Square), a 755,000 square foot upscale regional shopping center anchored by Bloomingdale’s and Saks Fifth Avenue in Bergen County/Hackensack, New Jersey for 20 years. Her affiliation with Riverside Square began in 1979 when she was appointed Marketing Director by Federated Stores Realty. During her tenure stationed at Riverside, Ms. Napoli was promoted to Regional Marketing Director for Federated Stores Realty and JMB/Federated. She participated as a member of the grand opening teams to open shopping centers and then supervise the marketing programs of malls in Fort Worth, Texas, Boca Raton, Florida, Memphis, Tennessee, Willow Grove, Pennsylvania, and Houston, Texas. Concurrently, she was supervising the marketing programs for Riverside Square and other centers in Plantation, Florida, and Dallas, Texas. In April 1986, she was promoted to Assistant Manager of Riverside Square and then General Manager in January 1987. During her tenure as General Manager at Riverside Square/The Shops at Riverside, Ms. Napoli directed the on-site management team during property transitions including a $16 M renovation under JMB/Urban Retail Properties Co, the re-merchandising of center to create New Jersey own Restaurant Row under Shopco Advisory Corp., and a $100M two-level expansion and acquisition of Bloomingdale's Home Store during The Mills Corporation’s ownership. Most recently, the center was owned and managed by Simon Property Group. Prior to coming to Riverside Square, Ms. Napoli was the Marketing Director for Rockaway Townsquare in Rockaway, New Jersey and Nanuet Mall in Nanuet, New York for Pembrook Management. She started her career as the Promotion Director of Millcreek Mall in Erie, Pennsylvania for The Cafaro Company.
During her career in the shopping center industry, Ms. Napoli has achieved the designations of SCSM, Senior Certified Shopping Center Manager and SCMD, Senior Certified Marketing Director from the International Council of Shopping Centers (ICSC) and has been a finalist for five ICSC MAXI awards, which are the “Oscars” of shopping center marketing.
During college at Edinboro University in Edinboro, Pennsylvania, Ms. Napoli performed several internships to obtain work experience. These included working for ACES, Americans for the Competitive Enterprise System in Erie, Pennsylvania, as well as the Shenango Valley Chamber of Commerce in Sharon, Pennsylvania, and the Millcreek Mall in Erie, Pennsylvania where she was the first student intern to be hired by The Cafaro Company. Ms. Napoli holds a Bachelors of Arts in Speech Communication.
Ms. Napoli is a founding member of the Board of Directors for the New York/New Jersey Council of Shopping Centers and the current President of the organization. She is also an active member of the International Council of Shopping Centers (ICSC) serving as the New York/Northern New Jersey Public Relations & Community Service Chairman from 2000 through 2001 and the New Jersey State Operations Chairman from 1987 through 1989. She was also a member of the ICSC Distance Learning Committee.
Ms. Napoli served as Vice Chairman of the Board of Directors of The Commerce and Industry Association of New Jersey and Chairman of the Foundation For Free Enterprise, the educational affiliate of The Commerce & Industry Association of New Jersey.
